About · Our philosophy

The forest and the trees

Development demands two views at once: the big-picture vision, which is the forest, and the technical execution, which is the trees. We hold both at every stage, from the first study of a site to handover and beyond.

Two views, held together

Vision without execution fails. So does execution without vision.

A strong economic case can be undone by a single title defect or a wrong setback. A flawlessly constructed building can be the wrong building for its place. We refuse to trade one view for the other.

The forest

The long-term case, the place, the infrastructure and the strategy for the building over its whole life.

The trees

The soil test, the title search, the setback, the pipe diameter, the punch list and the final line of every agreement.

Across the whole lifecycle

The forest and the trees at every stage

Choose a stage to see what we weigh at the scale of the whole, and what we check at the scale of the detail.

Before we commit

The long-term case for a place is weighed against every risk on the ground, before any commitment is made.

The forest: vision

  • The long-term economic case for the place, and what it will need in 30 years
  • Alignment with the master plan, zoning and the way the city is growing
  • The kind of place we want to create, and who it is for

The trees: diligence

  • Soil and ground investigations, read by qualified engineers
  • Title searched, and every defect resolved before we proceed
  • Exact setbacks, heights and permits, confirmed in writing

What we believe

Six convictions behind every decision

  • Standards before plans

We decide what good looks like before we decide how fast or how cheaply to get there.

  • Think in decades

A building outlasts the market that conceived it. We judge decisions by how they will look in 30 years.

  • No detail is too small

A joint, a seal, a test result or a clause can decide whether a building is safe and lasting.

  • One standard for everyone

What we expect of ourselves, we expect of every partner, and the reverse.

  • Say it, write it, do it

Clear commitments, recorded in writing, with a named owner, kept without exception.

  • Learn from everything

Every defect, near miss and piece of feedback is recorded, studied and used to improve how we work.

Continuous improvement

Every lesson makes the next project better

We treat what we learn as one of our most valuable assets. Lessons from design reviews, site inspections, handover and the people we work with are recorded, reviewed by the designated partners and built into how we work next time.

See our philosophy in practice

Our standards turn these convictions into specific commitments.
